Apartment marketing ideas?

I work at a 304 apartment complex we are currently 84% occupied!! We do outreach marketing everyday! We have tried the passing out flyers to large companies small compaines you name it they got a flyer. We lowered the rents gave the first month free did a $35 $99 and $199 move in. We are on craigslist and other apartment websites. We are doing even non-resident referrals and resident referrals. I am running out of ideas here and need help to get us to at least 90%. Any idea will help right now. The company I work for doesn't really want to spend the money but I'm good at talking to my boss about the whole spend money to make money thing. Oh and we are not on any busy roads it's just slllloooow!!

1. Sounds like you are busting your chops on this. Most people say they are trying stuff and in reality are sitting on their ass. You could get some business cards made up with some brief info on them about your complex. When you are driving around and stop in the area make sure you place one of these on at least 20 cars. Like when you are at the market. I don't like flyer's they create a lot of trash. Business cards are small and most people will keep them. When it gets warm you could have a bbq with a band. This maybe would lure some people to the complex where they could be pitched. I don't think there is going to be any magic wand here. I like what you are already doing, you may just have to give it some time. 84% isn't that bad. Getting that extra 6% isn't that many people.
